We build home extensions and even houses from first plans to final plaster. We also provide a design and Architect drawing service at a very reasonable cost if required.

You can build an extension, depending on your circumstances, either on a "Building Notice" application or on a full "Submitted Planning Application Form". The cost is generally the same whichever way you decide to go. The benefit of a "Building Notice" is that you do not have to wait several weeks (8-10) in order to commence the work (full planning applications usually take this long).

The general rule was that you could build an extension to the rear or side of the house up to and including any previous extensions of  70 cubic metres without planning permission. If your new extension took you over this limit then you would have needed full planning permission.

New planning changes means that you can now build up to 4 metres out at the rear, the full width of a detached house (3 metres for semi-detached), providing it does not infringe the 45deg rule to your neighbour, without planning permission and that it is a single storey (not exceeding 3M in height) and does not exceed 50% of the original footprint of the property.

Larger double storey projects will still need planning permission

To the front of the house you have a limit of  3 square metres before you need planning permission for building porches etc, the exception being that bay or bow windows that protrude outside of the building line may also need permission.

Conservatories are exempt from planning up to 30 square metres, over this you will need permission unless that is you have an existing extension which combined with the new conservatory will take you over the  70 cubic metres, or the new 50% footprint ruling, however changes are in the air and conservatories may well, in the near future be brought under building regulations as well.

Either way "Building Notice" or "Full Plans" the local authority building inspector will have to be called out at the various stages and sign the job off. If in any doubt as to which way to proceed it is always best to give your local authority a call.
